Lyonesse Seven
You will find the car park situated to the rear, from here take the steps leading down the left hand side of the property until you come to a small courtyard. Here you will find a short flight of steps leading up to the front door. Through this is a large communal hallway and opposite is the main access to Lyonesse Seven .....

You enter into a hallway, where coat and shoe storage is provided and a large bright staircase to your right. At the top you will find .....

Family Bathroom
Luxuriously appointed with Turkish stone to the walls and floor, bow fronted whirlpool bath with shower over, wash basin, wc and heated towel rail.

Bedrooms Two and Three
Bedroom three has a double bed while bedroom two has two 3 ft. beds. Both rooms have oak wardrobe, chest of drawers and bedside cabinet. They are also eqippped with 17 in. TV / DVD / iPod combis with freeview, alarm clock and wooden blinds.

Master Bedroom
Kingsize oak bed, bedside cabinets and a large chest of drawers coupled with a built in wardrobe, this room has a fantastic cabrio velux window that allows the morning sun to stream in. When opened it serves as a small balcony providing wonderful views across the bay, or just lie in bed and enjoy the view! The wonderful evening summer sun floods the room via the rear facing velux window. Entertainment is provided by a 19 in. TV / DVD / iPod combi with freeview. There is also and alarm clock and a hairdryer.

Master Ensuite
Once again luxuriously appointed with Turkish stone to walls and floor, large walk-in shower, wash basin, wc and heated towel rail.

Opposite the master bedroom is a utility cupboard housing a washer / dryer, clothes airer, iron, ironing board and cleaning equipment.

Through a door and you enter into the main living area with to your right .....

A fantastic luxury kitchen with dark granite worktops and a large range of integrated appliances comprising of fridge, freezer, dish-washer, microwave, electric oven, five burner gas hob and extractor canopy. You will notice the amount of light as you walk into this open-plan living area, immediately to your left is a dining table which has seating for six. There are two large leather sofas arranged to maximise the view of the Harbour through the cabrio velux window and out across the bay through the original pitched gable window. Entertainment is a 32 in. TV with inclusive freeview and DVD player. Some DVDs are also provided.

The apartment is on Talland Road, a quiet location but only a short walk from St Ives town centre with its many shops, galleries, restaurants and pubs. The beautiful Porthminster Beach is also nearby.

Additional Information
Electricity and gas inclusive. Heating - gas central heating. Duvets are provided along with good quality bed linen and hand / bath towels. Kitchen towels are also provided.

There is parking for one car in the marked bay at the rear of the property. Sorry no pets.

Children are welcome but please note that the apartment is accessed via a flight of steps. We can arrange cots, high chairs or other equipment for babies and toddlers if required.

Accessibility Statement
From car park at the rear of the property there are seven steps down to left hand side of the building.

There are 16 steps up to hallway.
Once inside the property there is a wide staircase leading to: Family Bathroom, along landing to bedroom 3 and 2.
There are a further four steps up to the Master bedroom and en-suite and also the kitchen and lounge diner.
